Home watch pricing

How much does home watch cost in Arizona?

Most home watch in Arizona is priced by the month, based on how often someone visits and how big the home is. Here's what we charge, what changes the price and what you should expect for your money.

Snowbird Home Care publishes its prices. Homes up to 3,000 sq ft are $149 a month for a visit every two weeks or $249 a month for weekly visits. Larger homes or homes with a pool are $199 or $329. Homes over 10,000 sq ft are quoted after a free walkthrough. You only pay for the months you're away.

What changes the price

  • How often we visit. Every two weeks suits most seasonal homes. Weekly is safer in summer, when an AC failure or a leak can do real damage in days, and some insurance policies expect more frequent checks.
  • The size of the home. More rooms and more systems take longer to inspect properly.
  • A pool or spa. Equipment, water level and the pump all get checked every visit.
  • Extras you choose. Arrival and departure prep, post-storm checks and vendor visits are priced separately, so you only pay for what you use.

What should be included

A low monthly price isn't a bargain if the visit is a quick look through the window. Every Snowbird visit includes:

  • A room-by-room walk-through
  • Leak, moisture and water heater checks
  • AC, thermostat and humidity
  • Fridge, freezer and breaker panel
  • Pest and entry-point checks
  • Irrigation, landscape and pool equipment
  • Doors, windows and exterior security
  • A dated photo report within 24 hours

Every plan also includes keyholder service and an emergency point of contact. See the full home watch checklist.

Add-ons and their prices

  • Arrival Prep: $149. The home is cooled before you land, water run through every tap and toilet, a full walk-through and mail sorted.
  • Departure Lockdown: $149. Thermostat and water set for summer, fridge cleared, doors, windows and security checked, plus a photo report.
  • Post-storm check: $65 per visit, after a monsoon or major storm.
  • Vendor coordination: $60 an hour, one hour minimum. We book licensed pros, let them in and send photos of the finished job.
  • Mail and packages: $25 a month, included with weekly plans.
  • Air filter change: $15 per filter plus the filter. Smoke or CO detector battery: $10 plus the battery.

How to compare home watch quotes

  • Is the price per visit or per month, and how many visits does that include?
  • Is every visit a full inspection inside and out, or just a look around?
  • Do you get a dated photo report after every visit, and how quickly?
  • Is the company insured and bonded?
  • Who holds your keys and alarm codes, and how are they kept?
  • What happens when they find a problem, and who approves the repair?
  • Do you pay for months you're home, and what's the cancellation notice?

Is home watch worth it?

A slow leak under a sink, an AC that quits in July or a monsoon that blocks a roof drain can run for weeks in an empty home before anyone notices. A season of visits usually costs far less than the damage one missed problem can cause, and the dated reports give you a record of how the home was looked after. Questions people ask

How much does home watch cost per month in Arizona?

With Snowbird Home Care, homes up to 3,000 sq ft are $149 a month for a visit every two weeks or $249 a month for weekly visits. Larger homes or homes with a pool are $199 or $329. Homes over 10,000 sq ft are quoted after a free walkthrough.

Do I pay for the months I'm home?

No. You choose your start and end month and only pay for the months you're away. If you'd like keyholder service while you're in town, the Resident Membership is $45 a month.

Is there a long contract?

No. You can cancel with 7 days' notice. If you prepay your whole season up front, you save 10%.

Is home watch cheaper than a house sitter?

Usually, yes. A house sitter stays in or visits the home daily, which costs more. Home watch is a scheduled inspection with a written photo report, which is what most seasonal homes and insurers are looking for. See home watch vs house sitting.
