Home watch checklist: what gets checked every visit
This is the checklist behind every Snowbird Home Care visit. Use it to see what a real home watch visit covers, or print it to compare services. Print this checklist
Exterior
- Walk the perimeter: doors, windows, gates and the yard
- Front door, back doors and sliders locked and undamaged
- Roofline, patios and drainage, especially after storms
- Irrigation running and no leaks or dry patches
- Exterior lights and any signs of intrusion, storm damage or pests
- Packages, flyers or HOA notices left at the door
Interior
- Every room, including closets, garage and any casita
- Ceilings, walls and floors for water stains or damage
- Signs of pests or critters
- Smoke and CO detectors not chirping
- Anything out of place since the last visit
Plumbing
- Under every sink, around every toilet and behind appliances
- Water heater: leaks, corrosion and the area around it
- Water meter reading with every fixture off, to catch hidden leaks
- Run water through taps and flush toilets so traps don't dry out
Systems
- AC and thermostat working and set as agreed
- Indoor temperature and humidity logged
- Breaker panel: no tripped breakers
- Fridge and freezer running at safe temperatures
- Smart-home devices and alarm status, when accessible
Pool and spa
- Pump and equipment running, no leaks
- Water level and clarity
- Pool service visits happening as scheduled
Your requests
- Anything specific to your home, agreed at the walkthrough: a wine fridge, a vehicle, a casita, plants or a second water heater
In every photo report
Within 24 hours of each visit you get a dated report with every point checked, photos, these readings and anything that needs attention: indoor temperature, humidity, thermostat setting, water meter with fixtures off, water heater and pool pump. See a sample report.

How long does a home watch visit take?
A full visit usually takes 30 to 60 minutes depending on the size of the home and its systems. It's a room-by-room inspection, not a drive-by.
Do I get a report after every visit?
Yes. You get a dated photo report within 24 hours of every visit, with every point checked, the readings and anything that needs attention. See a sample report.
Can I add my own items to the checklist?
Yes. At the walkthrough we build your checklist around your home, including anything specific you want checked, like a wine fridge, a casita or a vehicle.
