Full visual walk-through A room-by-room visual inspection of the interior and key exterior areas for anything unusual, out of place, or concerning.
Leak and moisture check Check for visible leaks, moisture, water intrusion, and signs of plumbing or appliance-related issues before they become costly.
Pest and activity check Look for signs of pest activity, entry points, droppings, nesting, or anything that suggests unwanted visitors moved in.
HVAC system check Confirm the system is running, thermostat settings are appropriate, and there are no obvious issues with temperature, airflow, or performance.

Keyholder service i We can provide access for approved vendors, service appointments, emergency situations, and other authorized entry needs. This does not include on-site repair work. We remain your trusted local keyholder for access needs, emergencies, approved vendor entry, and scheduled service support.

Smart home system check i Includes a basic status check of connected devices such as thermostats, locks, cameras, garage controls, and leak sensors when accessible. It does not include advanced troubleshooting, device replacement, or network reconfiguration. Verify core systems such as Wi-Fi-connected thermostats, cameras, locks, garage controls, leak sensors, and other essential smart devices are online and functioning normally.
Irrigation and landscape check Inspect irrigation performance and visible landscaping conditions to help catch broken lines, overwatering, dry spots, or timer issues.
Priority scheduling i Priority scheduling means your non-emergency requests move ahead of standard scheduling when availability allows. It does not guarantee immediate same-day service. Faster placement for service requests, vendor coordination, and time-sensitive needs when your plans change.
Pool equipment check Visual check of the pool equipment area for normal operation, obvious leaks, unusual noises, or alert conditions that may need service.
Breaker panel check Quick visual inspection for tripped breakers or obvious electrical concerns that may affect important systems in the home.
Refrigerator temperature check Confirm the refrigerator and freezer appear to be cooling properly to help prevent spoilage, odor, and appliance surprises.
1 complimentary arrival or departure prep per year i This includes one standard prep visit each year for either your arrival or your departure. Extra prep visits or custom requests can be added separately. Includes one annual prep visit to help you arrive to a more ready home or leave with greater confidence.
Emergency response included i Emergency response means we can serve as your local point of contact when an urgent issue is discovered and help coordinate the next steps.
